What’s Going on up There? Roof Maintenance 101
Your roof is one of your home’s biggest assets. It not only provides shelter but works very hard at protecting you from the sun’s blistering heat, the winter’s ice and snow, not to mention heavy rains and gusting winds … all those uncontrollable elements called weather. While it takes quite a beating, most of us take it for granted and often overlook the fact that it can benefit significantly from routine roof maintenance.
Why do I need roof maintenance?
The best answer to this question is safety: your safety (it’s probably best to stay off your roof), and the safety of your home and personal possessions. Roofs are complex structures with many components. Here is a list of just some of the issues we look for during a roof inspection:
- Split rubber seals on plumbing vent pipes
- Nails backing out of roof vents and flashing components
- Developing cracks on the chimney crown and/or in the mortar; chimney flashings
- Flashing points around furnace pipes; flashings in valley areas
- Deterioration of caulk on wood frame chimneys
- Missing shingles exposing the roof deck
- Issues associated with rain gutters
Most homeowners aren’t familiar with the items listed above, nor would most know the proper way to repair them. Only professional, insured roofing contractors should be hired to complete any maintenance and/or repair on your roof.
How often should I have my roof inspected?
We recommend a professional inspection every two years. All new roof installations by Solid Rock Roofing include a free inspection at 3, 5, 7, and 9 years. We have found this greatly minimizes repair costs and can help prevent potential bigger problems down the road.
