Will my leaking roof damage be covered by my insurance?
Is the damage your fault?
Some homeowners don’t maintain their homes very well. They allow their gutters to fill up with rotting leaves and ignore missing and cracked shingles. If your roof shingles are curling or cracked, water can enter your home and you’ll end up paying for it.
The exception is that if nature is responsible for cracked shingles (such as a bad wind or hail storm), your insurance will probably cover the cost to replace them.
Is the damage an exclusion?
Many insurance policies contain exclusions that go over the types of incidents and accidents that your company won’t cover claims for. In some areas, where flooding is common, flood damage requires an additional policy.
Is the cost of repair higher than your deductible?
Your deductible is the amount you’ll have to pay for repair. Many deductibles range from $500 to $5,000. If the repair cost for the damage is lower than your deductible, you most likely won’t receive any compensation from your insurance company if you decide to file a claim. Get a quote for repairs before you contact your insurance provider.
Don’t forget to include the costs to replace and repair items damaged by the leak in your claim – such as drywall, flooring, furniture, and electronics.
Remember the disadvantages of filing a claim, too
Even if your claim is reasonable and within your policy guidelines, your insurance company may decide that you’re too big of a risk and may terminate your coverage. And anytime that you file a claim, the cost of your policy will increase. Sometimes the cost can be significant and the solution isn’t as simple as finding a new company because the cost can follow you.
Many insurance experts recommend not filing a claim if the damage is worth less than $5,000. Opt for a policy with a larger deductible instead – This will lower the price you’ll end up paying for coverage. Use the money you save to pay for small issues that arise.
